We are clear about what is available today and what is still being built. Only opportunities with published offer documentation are open for investment.

Modern Dutch terraced homes with solar panels
Initial focus

Real estate investments

Residential real estate is central to our initial strategy, starting in the Netherlands and potentially expanding across the Benelux. We acquire carefully selected homes through dedicated investment structures and rent them out under long-term tenancy agreements.

  • Property selection based on demand, independent valuation, condition and a realistic exit
  • Returns linked to net rental income and any gain when a property is sold
  • Ownership and investor rights defined per offer
  • Proposed participation from €3,000, subject to final terms

Business investments

Many established businesses struggle to find financing that aligns with Islamic principles. We are building a way to connect investors with established businesses and promising entrepreneurs seeking Sharia-aligned capital.

  • Returns from real work such as production, trade and services, not from interest
  • Ownership, profit and risk allocated according to the chosen structure
  • Opportunities presented through the curated bulletin board

Sukuk-based SME investment fund

As part of our long-term strategy, we are developing a diversified fund that provides capital to selected small and medium-sized enterprises through Sukuk structures. Sukuk are Islamic investment certificates linked to eligible assets or economic activities. Depending on their structure, investors receive rights to specified assets, benefits or cash flows, rather than interest payments on a loan.

Not yet available

The fund is not yet available for investment. Its structure, terms and risks will be set out in full before any offer is made.

How investing works

Your investment journey, from interest to exit

Nine steps, with full information before you commit. The exact process is set out in each offer’s documentation.

Getting started
  1. 01

    Register your interest

Join the interest list, without obligation, and receive updates when an opportunity becomes available.

  2. 02

    Review the opportunity

Receive the details: valuation, assumptions, projections, costs, risk information and the proposed Sharia documentation.

  3. 03

    Choose your participation

Select an investment amount, subject to the terms and eligibility criteria of the specific offer.

Making your investment
  1. 04

    Complete verification

Complete the required identification, investor onboarding and compliance checks.

  2. 05

    Confirm and fund

Sign the participation documents and transfer your investment. The offer documents explain how funds are safeguarded before acquisition.

  3. 06

    Acquisition

Once funding and other conditions are met, the investment vehicle acquires the asset under the agreed legal structure.

Managing your investment
  1. 07

    Letting and management

The asset is professionally managed. Costs, maintenance and reserves are recorded for investor reporting.

  2. 08

    Updates and distributions

You receive reporting and, where permitted and available, distributions. Timing and amounts are not guaranteed.

  3. 09

    Exit and settlement

At the end of the investment period, the asset may be sold or otherwise settled in line with the agreed exit provisions.

Opportunity-specific funding

Where an offer is structured on an all-or-nothing basis, the acquisition only goes ahead once the required funding and other conditions have been met. Any refund arrangements are described in the offer documents.

Transparency

Know what you are investing in

Each opportunity comes with enough information for you to understand the asset and the terms of participation.

  • The assetLocation, type, valuation and condition, or the business, its activities and financials.
  • AcquisitionPurchase price, transaction costs and funding conditions.
  • Income positionTenancy arrangements, expected rent, vacancy assumptions, or the business plan and its assumptions.
  • Investment structureLegal ownership, investor rights, the Islamic contract used, profit-sharing and distribution rules.
  • Management and feesManagement, maintenance, reserves, insurance, administration and how service providers are paid.
  • Risks and exitMarket risks, liquidity limitations, exit assumptions and the Sharia review status.

Economic participation does not necessarily make an investor an individually registered legal co-owner of an asset. The actual position is set out in the signed investment documentation.

Risks

Halal investing is not risk-free

The value of a participation can rise or fall, and you may lose some or all of your capital. Avoiding interest does not remove investment risk.

  • IncomeVacancies, non-payment, arrears or weaker business results can reduce income.
  • LiquidityParticipations may be difficult or impossible to sell before exit.
  • ConcentrationA single-asset investment depends heavily on one property, business or location.
  • TimingAcquisitions, letting and the eventual sale may take longer than expected.
  • Operational and legalService providers, contracts, ownership arrangements or disputes may affect outcomes.
  • Structure and counterpartyThe insolvency of an operator or investment entity may affect investor rights and recoveries.
  • RegulationTenant protection, rent controls and other rules may limit flexibility.
  • Sharia complianceA structure or income source may be found non-compliant, requiring corrective action or purification of income.
